Happy Hump Day, everyone! I hope everyone had a very Merry Christmas!
I can’t believe I’m writing my final blog post for Season 1 of Bargain Mansions!! Being able to share our homes with all of you through the show and our new blog has been such a pleasure and I can’t wait to keep it going! (Crossing our fingers for Season 2!)
This evening, we are going to finish our tour through the STUNNING Lake House! For those of you who missed the episode, this house was a little different than the other mansions featured on the show because it was ranch! BUT….a huge ranch. It was over 4,000 square feet and most of that was on one level! We had to get really creative when we were reconfiguring the new floor plan.
This post will be dedicated to the front entry, the new living area, and the master suite! For more details on the rest of the house, check out last week’s blog post. Let’s get started!
As soon as you walk into the front door of the Lake House, there’s a large living space with a huge, beautiful limestone fireplace right in the center. We decided to utilize this large space as an entryway on one side of the fireplace and a cozy living room on the other. The entire space was super outdated, but after my crew replaced all the floors, applied fresh coats of paint, and installed some statement light fixtures, I️t came together beautifully. ALSO, how amazing is this ceiling?!
I️ am totally obsessed with this fireplace. For one, I️ love the original Kansas City limestone. And two… how fabulous is this copper hood?! I️t was such a great focal point for the room. It just needed to be cleaned up! After polishing the hood and cleaning up the limestone, it turned out absolutely stunning.

Since our crew demoed the original master suite and converted it to a new, spacious kitchen, we had to use one of the additional bedrooms as our new master. To make the space feel a little bigger, our crew raised the ceiling and added a large window to bring in more natural light. The new coffered ceiling made all the difference in this room. We also decided to add a little character with these fun wall decals from a company called Urban Walls! They add such a unique touch! I absolutely love them.

The bathroom connected to our new master bedroom was too small for a master… but there was actually a small half bath on the other side of the wall right off the foyer. Our crew knocked down the dividing wall to double the space and create a much more functional master bath. We were able to make room for an double vanity, walk-in shower, and an adorable vintage look soaking tub.

One of my favorites parts of this home is the 365-day sunroom we created on the back of the house! With a PANDA DOOR retractable glass wall opening up to the beautiful outdoor patio, you can enjoy the amazing view of the lake no matter what the weather may be! With these doors, you’re able to bring the outdoors in, creating a perfect environment for relaxing, reading, or drinking a glass of wine with a friend. I am OBSESSED with these doors!

The Lake House started off as dark, outdated, and felt so neglected! It was one of my most challenging houses of the season because we had to COMPLETELY reconfigured the floor plan. BUT, the end result was nothing short of amazing and the new home owners couldn’t be happier, and honestly, that’s what matters most!

Which lake is this home on? I’m curious because I live on a lake in the KC area and have recently heard about you and the show and have some ideas swirling in my head. I have not seen the show and pretty sure I don’t get the station.
I am blown away with your work. Just gorgeous! Do you ever make public the addresses of the houses you have worked on? I would be interested to know where some of these are. With Detroit, Nashville and Indianapolis all getting redone, it’s good to know Kansas City is now in the list! You do absolutely wonderful work giving these old homes new life. Thank you!

Hello. I’m contacting your from Colorado. We discovered your show yesterday on Demand. We binged and watched all of the available shows. We have family living in Kansas and contacted them and suggested that they watch. They live near Leawood.
We love your design eye and the quality of what we can see of your workmanship. We also enjoy watching you work with your father and restoring these wonderful homes.
Question. What happens to the homes? Do you sell through a real estate company?

My hubby and I just watched both episodes of your ranch remodel. Ending with Copper Showstopper.
With the changes made in the two episodes, it looks like the house only has one bedroom, the master! Just curious if you actually added other bedrooms in the lower level that just weren’t filmed… Inquiring minds! 😄

Judy, yes! There just wasn’t time to show any more of the house but there were more bedrooms upstairs and another one on the main level :)
Cathi, there was actually plenty of attic space and its as simple as taking out the old and reframing new! :)

Hi, Tamara, Just discovered your show and have been enjoying binge-watching episodes! I do have a question. Do you have somewhere that you have posted before and after floor plans? Especially since you can’t show the whole house (i.e., the upstairs bedrooms and the other bedroom on the main level in the single story ranch/lake house…and is there a powder room on the main level?!), it would be really helpful to visualize the entire transformation.
