Happy Tuesday, everyone! I’m sitting here on my couch with a cup of cocoa, Christmas tree lit, computer in lap and am feeling SO content! I️ figured no better time than to write a recap post! 🙂 I hope you all had a wonderful weekend and are gearing up for a week of holiday festivities!! It truly is my favorite time of year!

This evening, I’ll talk through more details on the exterior and upper level our latest Bargain Mansion, the adorable English Tudor! If you missed my last post featuring the first floor, you can find that here! Let’s get started!

Like I mentioned before, this house was in pretty darn good shape! MUCH better than what I’m used to. For the most part, I️ actually liked the exterior of the house… which is a good thing.. because this 100-year-old stucco wasn’t budging. Ha! I️ just wasn’t crazy about all the brown! Driving by, you didn’t even notice the house, and i wanted to change that.

After testing out approximately 5 different colors, we landed on this classic gray with bright white trim to create a clean, crisp contrast. I️t turned out stunning!

Moving along upstairs! The only real issue on the second level was the floor plan, specifically the master suite. This house has 3 bedrooms and 2 bathrooms, all accessible from a central landing. The two bedrooms on the left side just needed some updates, but the master bedroom and bath (through the doorway on the far right) needed a complete overhaul.

The master bedroom was actually really big…. but the bathroom is another story. You can’t see it in this picture, but to the right of where I stood to take this photo is a master bath… and to the left is a second closet.

I told you… microscopic… and extremely outdated! Unlike some of our previous houses, we didn’t have any extra bedrooms we could convert to a master bath, so we had to get creative and make the most out of our available space.

In order to enlarge the bathroom, our crew built a wall from the existing bathroom bump out and extended it all the way to the extra closet on the other side of the room, dividing the master bedroom into 2 separate parts. Now, approximately one-third of the room will be a spacious master bathroom and walk-in closet.

Clearly, we were going to sacrifice some square footage in the bedroom. To compensate, our crew knocked down the walls in this second closet and turned it into an adorable little reading nook. It helped open the space up and feel a little less square! We also ripped up all of the carpet, unveiling the most BEAUTIFUL wood floors that just need a little bit of cleaning up! Definitely lucked out there.

In order to make this space really stand out to potential buyers, our crew constructed a balcony that would be accessible through a set of beautiful french doors. This room had such a great view of the amazing back yard, I was determined to create a way to actually enjoy it! All of the new natural light was a huge plus too.

The master bedroom now has a completely new flow and is so much more functional! We are extremely satisfied with the new cozy, elegant vibe of this space. I can’t wait to hear what you guys think!

Moving on to the second bedroom!

This sweet little guest room was a pretty easy tackle. Our crew cleaned up the floors, applied a fresh coat of light gray paint, and added a statement light fixture. We also replaced the boards on the small deck right outside the French doors. The deck had such a charming, peaceful feel to it and added SO much value to this space. I’m so glad we were able to save it!

To update the main bathroom, all we needed to do was replace all of the outdated shower and floor tile. We landed on this off white, rectangular backsplash, keeping the room feeling clean and modern.

This house was blessed with a huge, gorgeous back yard! These are really hard to come by when you live in the city limits. I wanted to turn this boring, covered patio into a luxurious outdoor space for entertaining family and friends. To modernize the space, our crew removed all of the stucco and replaced it with beautiful solid hickory siding and installed an amazing outdoor kitchen with full size grill and refrigerator. This space is an entertainer’s DREAM!

For the patio, we had our crew install these square pavers and lay loose rock in between for a beautiful, textured look! To keep it as low maintenance as possible, they covered the rocks with a sealer to prevent weeds from coming through.

That’s a wrap! We absolutely love the new look and feel of this charming English Tudor (and so does our favorite little doodle, Lucy!)
