When I first saw the house, I didn’t even know this barn was there because it was hidden by all the shrubbery and such a disaster. This house had so much overgrowth, I’ve never seen anything like it and just removing it all and cleaning it up made such a big difference. Outside, we did a new poured concrete driveway and walkway, with a little patio outside of the garage, as well as around the entire back of the house. The concrete was cut at a diagonal instead of square, which gave it a little bit more elegance and made it so nice and crisp. We replaced the garage doors with the original shape, which I really loved the clipped corner. The garage just felt quaint. We did all new siding because the original siding was masonite that had basically turned cardboard from getting wet. Then we did all new windows in a black aluminum frame – I loved these so much that I just installed in my own house, from NT Window. They really are a game changer for the house with so much more glass in the window instead of just a big frame, these windows bring in more light and they’re just so much nicer and feel sleek and modern. With the gray exterior, this transformation was absolutely perfect. We were able to save the retaining wall and I love how the house feels so picturesque, like a farmhouse style home.

Once we cleared the brush away and realized how much of a view it was from the house to the barn, I knew it was the perfect opportunity to really go bold. I know pink isn’t for everyone but it certainly is eye catching and will bring buyers in when they see an MLS listing and they see a big pink and red barn!

Entry

All my contractors and production kept asking “Are you sure about that wallpaper?” because no one else loved it as much as I did but once it went up in this entryway, everyone fell in love with it which I knew would happen. It really is such a beautiful focal point for that staircase. But opening up the staircase and giving it way more space made all the difference. It’s so much more light and bright around the staircase between the rooms, and we made the walkways from the kitchen to the living room and the entry way to the living room much more open. We also sanded all the floors down and made them a beautiful light wood that feels much more finished and refined.

Living Room

Here again with the windows, because the original windows were wood and went all the way to the floor, these actually feel like they bring in more light even though we raised them up – this is actually a safety feature for homes. If you have windows that go all the way to the floor you have to have tempered glass. By raising them up 18-24″ you don’t have to have the tempered glass and it’s much safer for children and pets. Because we chose the aluminum frames, there’s more actual glass to the windows instead of frame so it’s a lot cleaner and sleeker look.

We divided the living room into two parts with the light in the center over a beautiful console. Then we created a more traditional sitting area but also a space by the fireplace so you can entertain nicely in both spaces but so that it feels cozy and inviting for this area. This mantle was actually salvaged by our friends at Restoration Emporium from an old house in KC and we were able to fit it and refinish it to this fireplace, bringing some old world charm to an otherwise 80’s looking fireplace.

Kitchen

This kitchen has become one of my all-time favorite kitchens! With such a huge kitchen you still have plenty of storage without upper cabinets or an island. There’s no lack of countertop space. It really was the opportunity to go for it with this kitchen table. This space was lacking in nothing in my opinion but it had tons of beautiful details with tile countertop to ceiling in a beautiful marble.

The tile gave this kitchen a lot of style because it’s a little bit more glam and elegant but it has the antique mirror look to the inlaid tile pieces. We went with all chrome hardware from Nostalgic Warehouse in this kitchen with beautiful knobs and cup pulls on the drawers for a classic vibe and the cabinetry is a not-quite-white, it’s actually a soft and subtle gray color.

This 14 foot table and the light fixtures – this is one of those things that I absolutely love! It’s so inviting and homey, but it’s also enough space for a huge family meal, or a great place for kids to do homework or be near to hangout as a family. The placement of it makes for a great island with benches on the kitchen side and chairs on the opposite, it’s a perfect table and makes this kitchen feel enormous.

The sink is vintage that we refinished. It’s truly an old sink that we found and repurposed for this kitchen and I think it’s the piece that truly stands out in this kitchen, and then you look out over the sink through the massive picture window into the backyard and beautiful outdoors.

To give the kitchen a little bit of flair we carried the light green trim out of the office and down the hallway and kept the floors a really nice light raw looking oak.

The other fun feature that we added is this coffee nook overlooking the backyard, with open shelves and a mini-fridge. Plus a dedicated spot for your pup or a great place for all the dirty shoes that will come in from outside.

For the pantry, I wanted it to be a nice pop of color when you open that door. It’s just a little fun extra detail – certainly not necessary but totally worth it!

The mudspace is a fun spot where we were able to take the door off, open things up and create a space that is both the laundry room and a mudspace that functions beautifully.

One of the things about this house was that it had a lot of texture on the walls so we chose this really heavy vinyl wallpaper to hide the uneven wall surface, with that gorgeous pattern and then trimmed the windows in the soft green. The green is such a fun color – and such a happy color – it makes me feel cheerful and bright and is one of those colors you never get tired of.

Same things with the walls – it had tons of really heavy texture so we did another vinyl wallpaper but this time in a grasscloth-look. It definitely warmed the space up and made it feel inviting and welcoming. We chose a really fantastic chandelier in the middle of the room that’s a little bit more modern but still traditional at the same time. Because this room is huge and has a fireplace as well, we were able to just clean up the fireplace and built-ins, hang the wallpaper and then we added a couple sconces to flank the fireplace.

Main Bathroom

This bathroom was a tight space and we were able to make it a fantastic main bathroom by opening things up. We took out a linen closet and moved the wall back a couple feet and changed where the bathroom toilet door was which made it possible to have a huge double vanity with tons of storage and a walk-in wet room with a tub and shower. I had a little bit of fun with the tile pattern with the creamy white and beige tile in an interesting tile pattern and then the herringbone stone floor throughout the entire space. Having this be such a big open space really transformed this bathroom and to add a little pop of fun color we painted the vanity the beautiful blue, which we pull out in the rug as well.

Second Bedroom

These walls also had a ton of texture so we went with this beautiful wallpaper – it’s a soft white with blue details that’s definitely a favorite of mine this season – you saw it last week in the mudspace in the yellow colorway! It’s such an inviting and timeless pattern. I think it’s a perfect fit for this bedroom, whether for a boy or girl. That light fixture is one of my favorites also. Being a quatrefoil in white, it definitely leans more feminine but is a great fixture for this room. I love the little nook bench seat as well with the beautiful black window. It’s almost like the eves frame the window from the inside out.

Hall Bathroom

In the hall bathroom we had a little bit of fun with this tile pattern – instead of doing a typical straight stack in a vertical or horizontal, we did a little bit of both in a L-shape through the entire shower area in the soft mint green. The herringbone floor is just so beautiful contrasting pattern layout to draw your eye in. Around the rest of the room, we used the same tile but every once in a while there’s a textured pattern one to make it a little bit more interesting, and then a navy bathroom cabinet.

Third Bedroom

For the third bedroom we went with a real loud pop of purple just to mix it up a little bit and we hung the brass rabbit head and bear on the wall to make it whimsical and fun. We used the same light fixture in this space and maximized the use of the room – this room had so many nice built-ins and tons of light, it was a great space to do a more fun color and make it a pop.
